Lettings Service 10% of rent + VAT, or 12% inclusive of VAT, includes the following:
Market the property and advertise on relevant portals
Carry out accompanied viewings
Agree on the market rent and find a tenant in accordance with landlord guidelines
Advise on refurbishment
Provide guidance on compliance with statutory provisions and letting consent
Collect and remit the initial month’s rent
Collect and hold Security Deposit in a nominated client account
Arrange and negotiate any subsequent renewals
Rent collection at no additional charge includes the following:
Collect and remit the rent received
Make any HMRC deduction until Inland Revenue Approval is obtained (if applicable)
Fully managed: 5% of rent + VAT, or 6% inclusive of VAT, includes the following:
Pursue non-payment of rent and provide advice on rent arrears actions
Deduct commission and other works
Advise all relevant utility providers of changes
Undertake regular inspection visits per annum and notify the landlord of the outcome
Arrange routine repairs and instruct approved contractors
Hold keys throughout the tenancy term
Arrange the checkout report, advise on proposed deductions, mediate between landlord and tenant on Deposit disputes, and submit unresolved conflicts to The Dispute Service.

Change of Tenant/s (Mid Term) £120 (inc VAT)
Tenancy Deposit Scheme Fee. Register the Deposit with The Dispute Service (TDS) and provide the Tenant and Landlord with a certificate: £30.00 (inc VAT)
Inventory Fee (Landlord’s share). Dependent on the number of bedrooms and/or size of the property and outbuildings and provider used: From £120 (inc VAT)
